Tenant Farmer (7494)

Seeking a tenant farmer or preferably a couple interested in managing all of or a portion of our Christmas Tree Farm operation in Warwick, NY.
Situation
We have established and operated a successful business growing and selling Christmas Trees, hosting weddings, and conducting on-farm ticketed experiences. We are seeking a farmer or farm couple to commit to operating and maintaining the farm, growing the offerings and sharing in the success we have created and that hopefully, you will add to. We are offering a new 2-bedroom house, use of our substantial on-farm infrastructure and equipment, guidance and mentoring as well as a percentage of the farm income. We would like to transition the management of the farm through a paid manager format and eventually a lease agreement.
Objectives
We would like for you to provide the following as a farm Manager:
Continue the current methods of planting, caring for and selling our Christmas Trees
Continue selling and conducting weddings from May-October
Continue operating the current ticketed experiences, including photography sessions, wreathmaking experiences and The Real Santa Experience
We would encourage you to provide additional experiences to help increase profitability, subject to discussion and concurrence

Requirements
Applicants would need to provide the following:
Christmas Tree planting, weed control, digging of stumps, transplanting large transplants, weed control, pest control, selective pruning and shaping, mowing, fertilizing and irrigation and overall caring for each season's crop
Set up and conduct weddings in our facilities; including cleaning, setup of chairs, tables and other furniture, providing guidance and supervision during events and assistance in the maintenance of facilities
Setting up and maintaining scheduling software to sell photography mini-sessions
Setting up and maintaining scheduling software to sell reservations for Christmas Tree harvesting experiences
Setting up and maintaining scheduling software to sell reservations for wreath classes
Setting up and maintaining scheduling software to sell reservations for The Real Santa Experience
Respond to wedding inquiries via email
Conduct wedding venue tours as needed
Help to Maintain equipment and facilities as needed to operate existing and added revenue-generating activities
Identify and manage seasonal labor for planting, Changeover of the facilities between seasons, seasonal and maintenance landscaping and assistance with weddings

As owners, we will provide the following:

Transparent accounting to facilitate profit sharing
Preparation and management of all wedding venue contracts
Operation of the Christmas Tree Experience
Access to all on-farm assets required to fulfill the requirements
Responsibility for expenditures for required maintenance
A budget for capital improvements to be agreed upon, particularly to support new revenue-producing projects
Negotiations
We envision substantial discussion and negotiations will be required to strike a balance between the needs of the farm and what prospective partners would be willing to offer and what we would be willing and able to support. We also see the business arrangement changing as time goes on to respond to changes we both will face.

Pay: $40,000.00 - $80,000.00 per year
